We must have noticed that most rentals are made for 11 months. One may be wondering why. This is done mainly to avoid stamp duty and other taxes. Under the Registration Act 1908, registration of a lease is mandatory if the term of the lease extends to 12 months. When an agreement is registered, the parties must pay stamp duty and registration fees. If the deal is made for 11 months, it could save a few extra dollars and the time that the whole registration process would take.
